Instead of giving away free estimates, they charge for doing them to bring great value to their clients, even at the early stage of the construction process.

So in this week’s episode, Construction Leading Edge’s Systematize Your Construction Business (SYCB) coach Monish Khadye speaks with Daniel Hickey, owner and project manager at Hickey Construction.

Daniel shares how his construction business went from earning $550k to $2M in just a few years – all thanks to solid pre-construction and rigorous handoff processes.

Nailing Your Pre-Construction Process

Taking the time to nail your pre-construction process can be the difference between a successful project and a complete disaster.

As Daniel said, “There’s no point being in business if it costs you. You don’t want to lose money, every job, now and then.”

So, why is the pre-construction process so important? 

Well, for starters, it’s the foundation upon which the entire project is built. Just like you wouldn’t build a house without a solid foundation, you can’t start construction without a thorough pre-construction process. 

This includes everything from site analysis to design development to budgeting and scheduling.

When you have a solid pre-construction process in place – not just the design – you’re actually charging for estimates which, in turn, help you avoid hiccups along the way because you’re not trying to rush out and do free estimates so that you can sign in a client.

Moreover, it helps your team know what they’re supposed to deliver and avoid rounds and rounds of changes and re-ordering of materials.

Handoff and Pre-Construction Tips

So, what happens if you don’t nail your pre-construction process?

Well, let’s just say that things can get pretty ugly quickly. Without a solid foundation to build upon, it’s easy for things to go off the rails. 

This can result in delays, cost overruns, and even complete project failures.

Fortunately, Daniel found a solution to his handoff and pre-construction problems.
